Are there new townhomes for sale in Arcadia, Phoenix? Yes. The Arcadian, a 40-home townhome community just north of Indian School Road on 32nd Street, opened presales for its third and final phase in October 2026: 15 townhomes, 1,406 to 1,923 sq. ft., two to four bedrooms, two-car garages, priced from the $500,000s into the $900,000s.
One detail matters before you fall for a rooftop deck: The Arcadian sits west of 44th Street, the western line the neighborhood association and the City of Phoenix's district plan use for Arcadia proper. It is marketed as Arcadia/Biltmore, and by many local definitions it sits at the western edge of Arcadia Lite. That isn't a strike against it. It's simply the most accurate way to compare it.
Data note: Project details come from Phoenix Agent Magazine (Oct. 16, 2026), earlier phase coverage, and the developer's website as viewed Oct. 20, 2026. Market figures are Phoenix REALTORS/ShowingTime September 2026 data. Plans, pricing and incentives can change.

It also lists a "What's New" event on October 28. Treat incentives as negotiable terms. Get the lender's written quote and the buydown's full cost and duration before you compare them with a price reduction.
What Counts as Arcadia? A Map Lesson Worth Five Minutes
"Arcadia" is one of the most stretched names in Phoenix real estate. Here's how the lines are usually drawn:
- Arcadia proper: north of the Arizona Canal, south of Camelback Road, between 44th Street and Scottsdale Road (Arcadia Camelback Mountain Neighborhood Association, citing the City of Phoenix's 1999 Arcadia Camelback Special District Plan)
- Arcadia Lite: commonly described by local agents as 32nd to 44th Streets, between Camelback and Indian School Roads. Boundaries vary by who you ask.
- ZIP code: the Phoenix side is most associated with 85018. Both the neighborhood association and The Arcadian's sales office use 85018 addresses.
- The Arcadian: just north of Indian School on 32nd Street, the far western edge of that Arcadia Lite description

How the Townhome Market Looks This Fall
New construction is priced on its own terms, but resale townhomes set the backdrop buyers compare against. Phoenix REALTORS/ShowingTime figures for townhouse/condo sales in the City of Phoenix, September 2026:
- Median sales price: $329,000 (+2.8% year over year)
- Median days on market: 92 (+17.9%)
- Months of supply: 6.4 (+10.3%)
- Pending sales: 137 (−30.5%)
- Percent of list price received: 97.3%
Those are citywide numbers that include older condos, so The Arcadian sits well above the median. The useful signal is pace. With more supply and slower sales, buyers have room to negotiate on incentives, upgrades and closing timelines.
Rates are the other half of the story. Freddie Mac's survey put the average 30-year fixed rate at 7.40% on October 15, 2026, which is why builder-paid buydowns are getting so much attention.
“With a new townhome, I tell buyers to tour the street before the model. Stand at the corner at 5 p.m., check where the sun lands on the rooftop deck, and read the HOA budget and the public report as closely as the finish sheet. The finishes will photograph beautifully either way. The documents tell you what living there costs in year three.”

A Smart Buyer's Checklist for New Arcadia-Area Townhomes
Before You Reserve
- Read the subdivision public report. The developer's site notes that nothing is an offer to sell until a subdivision public report is approved and issued.
- Ask about HOA dues and reserves, what the dues cover, and how roof and exterior maintenance are split.
- Compare phases. A phase-two home that's move-in ready may carry a different incentive than a phase-three presale.
Before You Sign
- Bring your own representation. The Phil Tibi Group represents the seller. Ask up front how the builder handles buyer-agent compensation.
- Price the incentive both ways. Ask for a rate buydown and a price reduction in writing. My rate buydown vs. price reduction guide walks through the math.
- Plan for the appraisal. Presale pricing can outrun nearby resale comps. Have your lender explain what happens if the appraisal comes in low.
