When Are Property Taxes Due in Maricopa County? 2026 Deadlines, Delays & Penalties

When are property taxes due in Maricopa County? Arizona splits the bill in two. The first half is due October 1 and the second half is due March 1. What matters most is the delinquency date: for 2026, the Maricopa County Treasurer lists first-half taxes as delinquent after 5 p.m. on Monday, November 2, 2026, because November 1 lands on a Sunday.

Is there a way to skip the March payment? Yes. If you pay the full year by December 31, Arizona law waives interest on the first half even if you missed November. And if your bill hasn't arrived, don't wait: the Treasurer's Office says 2026 bills were mailed late this year, and you can look yours up and pay online now.

Data note: Due dates and interest rules come from Arizona Revised Statutes 42-18052 and 42-18053 and the Maricopa County Treasurer's property tax calendar (checked Oct. 22, 2026). The mailing delay was reported by AZFamily on Sept. 30, 2026.

What the Law Actually Says

Why Some 2026 Bills Showed Up Late

If your bill arrived after October 1, you're not imagining it. AZFamily reported on September 30 that the Treasurer's Office attributed the delay to late changes in the property tax levy and rates and technical problems during the rollout of a new computer system. The office said taxpayers won't be penalized if they pay the first half by 5 p.m. Monday, November 2.

You don't need the paper bill to pay. Search by parcel number or address on the Maricopa County Treasurer's website and pay online.

What Happens If You Pay Late

How Your Bill Is Calculated, in Brief

Your tax is driven by your Limited Property Value (LPV), not your home's market value. Under A.R.S. 42-13301, LPV is last year's LPV plus 5%, and it can never exceed the assessor's full cash value. That's why a big jump in home prices doesn't translate one-for-one into your tax bill. Rates set by your city, school district and other taxing districts do the rest.

Do You Pay It, or Does Your Lender?

“Every fall I get the same call from a past client: 'My tax bill never came, am I in trouble?' This year more people are asking, because the bills really were late. My advice is simple: look up your parcel online this week, and if you can, pay the full year before December 31. It's one less thing to think about when you're planning a sale or a refinance in the spring.”
